A seven storey concrete rendered former factory with ground level parking. Originally a five storey building it was designed by Hugh Ralston Crawford in the Commercial Palazzo style and built for the cigar and cigarette manufactures Sniders & Abraham in 1910. It is noted as being the first and one of the few remaining buildings in Australia that was engineered and built under the Turner Mushroom System of flat slabs. Another tobacco manufacturing company Godfrey Phillips (Aust) Pty Ltd acquired the building in 1930 for £35,000. In 1938 the top two storeys were added to the specifications of the original architect. By the early 1960's the printing company Dover's typesetters had converted the property to a print works.
